Kings County Courts / Department of Citywide Administrative Services
Built in 1924, this landmark building also known as the Justice Ruth Bader Ginsberg Municipal Building, is in the heart of Brooklyn. At 15 stories and 550,000 sq. ft., this fully occupied building houses varying court rooms, including 18 housing and 16 civil, along with a multitude of public agencies. Amongst the larger of these tenants includes Housing and Urban Development (HUD), Department of Buildings (DOB), Department of Finance (DOF), and Department of Citywide Administrative Services Police (DCAS) offices. Many other city agencies and commercial entities occupy the remainder of the building. This project includes the temporary relocation of the tenants in phases and the complete gut rehab of all 13 occupied floors and mechanical spaces, in cellar and 14th and 15th floors.
Each floor is rid of all architectural finishes and demising walls, and a new overhead and riser roughing is implemented followed by framing and finishes for the various use of each space to programmatically meet the needs of its intended use.
The various finishes of the floors which house the 34 courtrooms include full sound attenuation by acoustical panels and secondary glazing at the exterior windows minimizing the outside noise. High-end judicial styled woodwork and judges’ bench. Courters with all custom-made wood spectator benches and carpeting on raised floors to house all data wiring and maintain proper elevations to meet courtroom layout and design standards.
This building remains partially occupied throughout the construction process without any interruption to heating, cooling, water, and electrical service via the use of temp boilers and chillers utilizing new and existing distribution systems. The coordination is carefully thought out and various work shifts are utilized to ensure no interruption or disruption of the active services at each phase.
The relocation of the tenants to other floors or neighboring buildings is both coordinated and phased from onset to both safely relocate to perform the work, and inclusive of removing furniture, equipment, and services.
Upon completion this project is set to achieve a LEED rating of Gold ID+C, with all tenants relocated back into their newly renovated spaces.
