Building Addition and Modernization

TECHNICO Construction Services Inc. proudly delivered the new addition and modernization of PS 206Q, a fully accessible Pre-K and Elementary School in Rego Park, Queens, NY. Commissioned by the NYC School Construction Authority and completed in time for the 2023 school year, the project enhances capacity, sustainability, and the educational experience for students and staff.

The project

The new three-story addition totals 38,837 sq. ft. and is seamlessly integrated with the existing 64,534 sq. ft. school structure, originally constructed in 1954. The steel-framed addition features 17 general education classrooms, a music room, a multi-purpose exercise room, a full-service cafeteria, and an ADA-compliant lobby with elevator access.

Exterior improvements included a new outdoor playground, upgraded sidewalks and curbs, and enhancements to surrounding streetscapes. The project incorporated full utility upgrades, including new storm drainage, underground sewer connections, and gas and plumbing systems.

Interior systems include newly installed HVAC rooftop units, modern lighting and electrical systems, fire alarm and fire protection systems, and comprehensive security infrastructure. The building envelope consists of high-performance masonry and curtain wall assemblies designed for long-term durability and energy efficiency.

The development

Renovations were made to the existing school facility, including upgrades to the low- voltage system, along with the construction of the connection to the new building and the renovation of the adjacent spaces. Internal reconfigurations created physical and programmatic continuity between old and new structures.

The result

The completed facility totals 103,371 sq. ft. and was delivered in full compliance with NYC zoning and building codes, including all requirements for accessibility, sustainability, and safety. The project met LEED Gold equivalency under the NYC Green Schools Guide.

Multiple DOB filings and permits were required to execute the full scope, including New Building, Alteration I and II applications, and filings specific to the cafeteria and mechanical systems. All construction was performed with phased execution and temporary safety measures to ensure uninterrupted school operations.
