COMPREHENSIVE NEW SCHOOL CONSTRUCTION

TECHNICO Construction Services Inc. is leading the redevelopment of 106 Avenue X in Gravesend, Brooklyn, NY, the future home of the John Dewey School (K358). This transformative project represents a major investment in New York City’s educational, environmental, and community infrastructure. Once complete, the site will house a modern, fully accessible middle school facility designed to meet the needs of 21st-century learners.

Site Background The 104,410 square foot site has a complex history. Formerly comprised of wetlands and tributaries linked to Coney Island Creek, the land was infilled in the early 20th century to accommodate urban development. A decommissioned elevated MTA railroad spur once crossed the southern portion of the property, contributing to subsurface challenges that required detailed investigation and mitigation.

The project

Environmental assessments identified several Recognized Environmental Conditions (RECs) and Vapor Encroachment Conditions (VECs), including historic fill, potential methane from organic deposits, and hazardous materials such as asbestos, lead-based paint, and PCBs. To address these conditions, all concerns will be professionally remediated in accordance with NYC Department of Environmental Protection and NYCECC 2020 building codes.

The development

The new John Dewey School (K358) will encompass approximately 75,000 square feet across three stories, thoughtfully designed to support a dynamic and inclusive middle school experience.

The first floor will house administrative offices, general education classrooms, student support services, a full-service kitchen, and a spacious dining hall designed for both efficiency and community engagement.

The second floor will feature specialized instructional spaces, including fully equipped science labs and art rooms, along with optimized circulation zones and support areas that foster collaborative learning.

The third floor will be dedicated to a central library, a music room, and a large gymnasium with locker rooms and supporting facilities for physical education and extracurricular programs.

Atop the building, rooftop solar panels will further advance the school’s sustainability objectives, providing clean energy while supporting long-term environmental performance.

This layout reflects a careful balance of functionality, accessibility, and educational purpose—creating a forward-looking school environment that meets the diverse academic, creative, and developmental needs of today’s urban students.

CONTINUED DEVELOPMENT

TECHNICO is committed to transforming this underutilized parcel into a vibrant, sustainable, and inclusive community asset. The project is being executed in alignment with the NYC Green Schools Guide and will achieve LEED-equivalent certification upon completion.
