COMPREHENSIVE NEW SCHOOL CONSTRUCTION

TECHNICO Construction Services is proud to deliver a new state-of-the-art educational facility at I.S. 82, an intermediate school located in the Borough Park neighborhood of Brooklyn, NY. This new four-story building with a partial cellar, was designed to meet increasing enrollment demands and modern educational standards for middle school students in grades 6 through 8.

The project was developed in compliance with the 2022 NYC Building Code, NYCSCA standards, and all applicable regulatory requirements, underscoring TECHNICO’s forward-thinking approach: leveraging innovation to deliver resilient, and future-ready construction solutions.

The project

The 61,574 sq. ft. structure, spanning six levels of zoning floor area, was designed to serve a broad range of academic and operational needs. It includes general classrooms, dedicated spaces for special education, speech, and reading, as well as fully outfitted rooms for art, music, science labs, and a library. The facility also features a gymnatorium with physical education offices and locker rooms, a full commercial kitchen, and a student dining hall.

Administrative, custodial, and support areas are seamlessly integrated throughout the school to support day-to-day operations. The building’s multi-story design maximizes space efficiency and supports flexible programming, while rooftop mechanical and electrical systems are fully incorporated into the architectural layout.

Engineered under Construction Type IIA and Risk Category III, the structure complies with seismic safety measures and local zoning regulations, including setbacks and sky exposure plane requirements. The exterior envelope incorporates high-performance wall systems and roofing assemblies with vapor barriers to ensure energy efficiency and long-term durability.

Interior spaces are finished with resilient materials, acoustic treatments, energy-efficient lighting, and are equipped with coordinated low-voltage systems to support evolving technology needs across instructional and administrative environments.

The development

Construction is phased in three major stages: early demolition, new building construction through Temporary Certificate of Occupancy (Phase I), and final contract completion (Phase II). Phasing is carefully coordinated to maintain site safety, utilities, and operational readiness without impacting adjacent properties or utilities.

CONTINUED DEVELOPMENT

The I.S. 82 facility was designed with sustainability and long-term performance at its core. It will operate entirely on electric utilities, feature solar panels and rainscreen cladding, and include bicycle parking to promote alternative transportation.

The project is on track to achieve LEED Gold equivalency according to the NYC Green Schools Guide while delivering high standards in energy efficiency, indoor air quality, and environmental responsibility.
